INTRODUCTION 

This is a graphic E&S analysis of a mixed-use building located in Sea Point, Cape Town. It reviews the building at a larger scale and to the circulation details.

This website is the made from the BAS third year major project design report. The Environment and Services (E&S) section reflects on these aspects of the building in a predominately graphical manner. The Site Analysis focuses on the building and site at a boarder scale. The Design Development section focuses on the Environmental and Services aspects of the main stairwell only. It shows how it was developed in Design, Technology and E&S.  This stairwell is an integral feature of the building for E&S, experiential and social reasons.

The building which is analysed is a mixed-use building which is located on Regent Road in Sea Point, Cape Town. The site currently has a FNB bank on it, with an un-active street front. This area is full of apartment blocks which boarder onto the Atlantic Ocean and the Sea Point Promenade. This high density area is of close proximity to the Cape Town CBD. The functions of the building are a public restaurant which spills out onto to the shared space Regent Road. The restaurant steps up to a garden which is on the roof of a parking garage.  There is book shop and other commercial space. This is within the ground floor and firth floor. Above this are narrow apartments which have connection to the north light and street life. On the roof is a roof bar and public garden which provides recreational space for the Sea Points residents.
